The non-invasive (visual only) inspection of the building(s) for the activity of timber pests and preparation of associated report is to be carried out by a suitably qualified inspector.

Upon receiving this form we will contact your real estate agent to organise an inspection appointment.

An invoice will be then emailed directly to you once the inspection date has been confirmed with your agent.

Payment via internet transfer (Netbank) is preferred; for an alternative form of payment please call our office on 1300 203 421 from Monday to Friday, between 9am and 4pm.

The report is normally prepared within two (2) working days after the inspection and will be emailed when payment of the account has been received by us.

In the case of an urgent inspection and report (48 hour turn over) an additional cost of $44 inc GST will be added to the original quoted price.

Inspection Agreement

The inspection will be a non-invasive visual inspection and will be limited to those areas and sections of the property which reasonable access is both available and permitted at the time of inspection. The inspector may use a probe or screwdriver to tap and sound some timbers and may use a sharp knife to carry out some 'splinter testing' on structural timbers in the sub-floor and roof void. The inspector may use moisture meter to check moisture levels in walls that back onto wet areas or any areas where visual inspection indicates that there may be a need for testing. The inspection will not involve any invasive inspection including cutting, breaking apart, dismantling, removing or moving objects. The inspector cannot see or inspect inside walls, between floors, inside skilling roofing, inside the eaves, behind stored articles and goods in cupboards and built-in robes, and in other areas that are concealed or obstructed. Insulation in the roof and ducting may conceal the ceiling timbers and make inspection of the area unsafe.

An invasive inspection will not be performed unless a separate contract is entered into and the owner's permission obtained.

If the property to be inspected is occupied then furnishings or household items may be concealing evidence of timber pests. In some cases the concealment may be deliberate. We strongly recommend that the purchaser should obtain a statement from the owner as to any timber pest activity or damage to the property known to them and what treatments have been done in the past (obtain copies of any paperwork issued). Ideally the information obtained should be given to the inspector prior to the inspection.
